“Find the one thing you can do as well, or better, than anyone else in the world, and do it again and again to the point where everyone benefits and takes notice!” Since I read this quote by Rory and AJ Vaden, I can’t get it out of my mind! It perfectly captures how we approach our work at Bright Leaf.
For us, that one thing is inspecting!
If you know my son, and business partner, Nathan, you know his attention to detail, his insistence on accuracy, and his commitment to documenting the truth of what is happening inside of a structure. All of his natural abilities and habits form the foundation for the skills needed to be an excellent inspector. And after 8 years of inspecting residential rental properties, he decided to formalize his education to expand his expertise and utilize it in the commercial arena.
For me, after managing rental properties and commercial office and retail complexes for 15 years, I’ve become an advocate for proactive inspections and preventative maintenance. I have seen so many situations where landlords have deferred maintenance for so long that the small problems became serious emergencies that required immediate action with high price tags.
Why Annual Inspections Make a Difference
Annual commercial inspections are one of the most effective tools a building owner or manager can use to protect their investment. These are visual inspections. The issues we identify are often in plain sight, but they are missed because no one is specifically looking for them or documenting them consistently.
When inspections are skipped or delayed, small problems tend to compound. It’s in everyone’s best interest (landlord, tenant, and property manager) to catch routine maintenance issues early so they can be addressed before they become expensive, disruptive and urgent.
Experience Across Building Types
Over the past year alone, we have inspected a wide range of commercial properties, including:
- Churches
- Restaurants
- Office condominiums
- Retail shops
- Warehouses
- Auto body and repair facilities
In every type of building, we identified issues that required immediate attention. Roof concerns, water intrusion, deteriorated finishes, damaged components, and safety-related items have all been common. Most of these conditions were not hidden or out of sight. They were just not identified until someone scheduled a formal inspection to take a closer look.
A Commitment to Doing It Better
So together, Nathan and I are on a mission to educate building owners and managers on the value of consistent, annual inspections and show them what thorough inspection work actually looks like. We believe we can perform commercial inspections as well as, or better than, anyone else, and we plan to do that work again and again to the point where everyone benefits and takes notice!!
That commitment shows up in how we operate. We invest time every month in additional specialized training. We also seek out buildings of all types to expand our experience and our expertise.
We are also fortunate to be active members of the Certified Commercial Property Inspectors Association, an organization dedicated exclusively to advancing the commercial inspection profession. Through CCPIA, we have access to advanced training, mentorship, and a community of inspectors who are committed to raising the standard of commercial inspections nationwide. That ongoing learning helps ensure we bring the latest knowledge and best practices to every property we inspect.
If you own or manage a commercial property and want a clear, practical understanding of its condition, the inspectors at Bright Leaf are here to help. We provide thorough commercial property inspections that focus on identifying visible issues, supporting preventative maintenance, and protecting the long-term value of your building. Reach out to our team to schedule an inspection and take a proactive step toward better building performance.

Frequently Asked Questions on Annual Property Condition Assessments
How often should a commercial building be inspected?
Most commercial properties benefit from a comprehensive inspection at least once per year. Annual inspections help identify maintenance concerns, safety issues, and building system deficiencies before they become costly repairs. Properties with older roofs, deferred maintenance, or high tenant turnover may benefit from more frequent evaluations.
What are the most common issues found during commercial property inspections?
Some of the most common findings include roof deterioration, water intrusion, damaged exterior components, safety hazards, drainage problems, and deferred maintenance items. Many of these issues are visible and relatively inexpensive to address when caught early, but they can lead to significant repair costs if ignored.
